I averaged over $500,000 in commissions per year for five years straight, while working less and making more money each year. Why do so many quit? Is it because they make so much money that they retire?

caused by the rejection from bothering people with cold prospecting, trying
to keep buyers and sellers happy, monitoring transactions, advertising costs,
legal issues… Wow! It can sure be a real nightmare. No wonder so many give
it up and quit!
The worst part is that without the proper tools and training, it just never gets any better!
No matter how much energy and motivation you have, if you are headed in the wrong direction you’ll never make it. It’s like if you were determined to see a sunset, but you started heading East. No matter how fast you went, or how hard you tried, you would never achieve your goal!
It Almost Happened To Me!
Without a doubt, my years in real estate have been full of ups and downs. Starving, struggling, rich one day - poor the next. Frustrated, burned out, ready to quit and get a "real job". You name it, I’ve been there.
I came frighteningly close to becoming another revolving-door real estate statistic. I was most definitely on the same path as most other agents... the fast track to humiliation, embarrassment, rejection, financial stress, and of course, BURNOUT.
But I was determined to succeed, and I was young and had a high tolerance for pain. With bull-headed stubbornness, I just gritted my teeth, squared up my shoulders and plowed through. It was like running a marathon every day, and it began to take its toll on me.
In 1993 I made nearly $500,000 in commissions, was interviewed by the top trainers in the country, was on "Superstar Panels" and in "Mastermind Groups." Just 29 years old, I was the most successful agent in the State of Nevada. So my life was great, right?
WRONG!!
I was working 70 hours per week, and was literally a slave to a pager and cellular phone. If I ever did take a little time off, my business turned into chaos. I knew in my heart that something had to change, because IT JUST WASN'T WORTH IT ANYMORE! That's when I decided that if I was going to stay in the business, I was going to have to make it both fun AND consistently profitable.
Thankfully, I made some amazing discoveries. Through a combination of trial and error, learning from other businesses, and mainly from studying successful marketing, I created a system for selling real estate that allowed me to make a very comfortable living without killing myself.
Soon my stress level was nearly zero. Stacks of commission checks were pouring in. I rarely worked weekends, and vacationed at least once a month. The best part? Accepting this fact also leads to the reality that knowledge about the technicalities of real estate sales IS NOT the most important knowledge that you need in order to be successful selling real estate. Now before you get all worked up, let me explain what I mean.
It’s not that being knowledgeable isn't important, because certainly you need to be highly competent and adhere to high ethical standards. You’ll never enjoy long term success without both.
My point is that you could know everything about real estate sales: contracts, financing, the number of acres in a section – you could be a walking real estate encyclopedia – BUT IF YOU DON’T HAVE ANY CUSTOMERS, YOU’LL SOON BE BROKE!!
If you don’t have a continuous supply of customers ready and willing to use your services, success is going to be an uphill battle (at best). Learning to market effectively is without question the most important skill you can learn. The most successful agents are the ones who do the best job of marketing their services. PERIOD, PLAIN AND SIMPLE.
Unfortunately, most real estate agents don’t know squat about marketing that really works and produces consistent, measurable results. This is not meant to put down real estate agents, because after all, I’m one myself. It’s not that most agents are stupid, it’s just that they simply don’t know any better!
Many agents think that advertising equals marketing. BIG MISTAKE!
Think about the typical real estate ads you see every day: An agent’s picture and a worn-out slogan.
Do you really think that putting your picture in the paper or in a homes magazine with a slogan is going to make your phone ring off the hook with motivated customers? You and I both know it just doesn’t work that way!
Many other agents mistakenly think that prospecting is effective marketing. You know what prospecting means. Cold calling, door knocking, calling FSBO’s and Expireds and all the other traditional prospecting methods we all were taught to do. If you're like most agents, you probably cringe at the mere thought of it!
I don’t know about you, but the thought of bothering and pestering people who don’t really want to talk to me IS NOT very appealing. Sure, you can build your business this way, but it is slow and tedious, and leads to embarrassment, humiliation, and frustration.
Did you ever wonder why 75% of new agents quit the business within the first 2 years?? Do you think that relying on traditional, old-fashioned prospecting techniques just might have something to do with it? Hmmm.

EMOTIONS!
Human beings are emotional creatures, and every single decision that they make is based on emotions such as greed, curiosity, fear, jealousy, etc. People may rationalize their decisions with logic, but it is EMOTIONS that makes people do everything that they do.
To get people to take the action you desire (like picking up the phone and calling you for an appointment), you must arouse their emotions and provide them with solid BENEFITS for doing so.
Never forget this fact:
PEOPLE DON’T CARE ONE BIT ABOUT WHAT YOU WANT - THEY ONLY TAKE ACTION BASED ON WHAT IS IN IT FOR THEM!
Think again about typical real estate ads that you see everyday. For example, I just saw a bus stop bench with a big picture of an agent, and the agent’s name and phone number.
The public looks at that and says to themselves, "SO WHAT!" There is no call to action. No benefits. No compelling reason for a potential customer to do anything. The whole thing just basically shouts, "Here I am, aren't I cool!"
This type of "image" advertising may make the agent feel good because it strokes their ego, but it definitely won't produce the kind of response you need to be truly successful.
Learning the little-known strategies of response-generating marketing is not that difficult, and once you do, you will never again waste your money on the same boring, ineffective ads that most all other agents use!

IT IS ONLY ONE PIECE OF THE PUZZLE!
That’s why there are five principles, not just one!
Principle Two builds upon principle one by acknowledging the fact that while getting lots of high quality leads is most important, you must know exactly what to do and what to say to potential clients if you want to reach a high level of success!
Agents waste an incredible amount of time because they fail to properly qualify incoming leads – both buyers and sellers. The key to success is to only work with serious clients, and the only way to know the difference is to ask the proper QUALIFYING QUESTIONS!
That brings us to one of the biggest reasons that agents fail:
BECAUSE THEIR PRESENTATIONS STINK!
Sad, but true. This means that they went through the effort and expense of getting a lead, but then blew it because of a poor presentation! This includes presentations to buyers as well as sellers.
The main reasons that most agents have bad presentations is that they don’t know exactly what to say and they don’t practice enough. Would you be comfortable standing up right now in front of all the other agents in your office and giving your complete listing presentation from start to finish, smoothly handling any objections that were thrown at you? If not, you need to work on it NOW!
Principle Three covers two essential elements of a successful real estate practice – referrals and momentum.
I have dozens of friends who are among the very top producing agents in North America. Most of them sell hundreds of homes every year. While different in many respects, they all have one thing in common… something I call MOMENTUM.
The definition of "momentum" is basically that when an object is in motion, the greater its mass and velocity, the harder it is to stop. For example, a freight train doing 90 miles per hour is much harder to stop than a bicycle going 5 miles per hour.
In real estate, momentum refers to the fact that when you have your lead generation and other systems in place, and everything is dialed in and running smooth, your business tends to grow like a snowball rolling downhill! The business you do then leads to even more business… it builds on itself.
Your ultimate goal in real estate is to develop momentum and a market presence so that a significant portion of your business comes from referrals. Everyone loves referrals, so why do so few agents (even those with large spheres of influence) get lots of referrals on a consistent basis?
Two main reasons.
Referral business is profitable business, and once you learn how to cultivate it and "train" your sphere of influence to give you referrals, you can literally put your business on auto-pilot!
Mastering Principle Four begins with realizing that the real estate business is changing. A larger and larger share of transactions is being done by fewer agents. These highly successful agents treat real estate like a business, not a hobby!
They embrace technology, making effective use of things like the Internet, computers, digital cameras, cell phones, and pagers to constantly increase their efficiency and profitability.
The best agents are also very organized, and have STEP-BY-STEP SYSTEMS for all aspects of their operations. Having organized systems is the first step down the path to creating a true business, not just a job. Systems allow you to provide high quality service to all of your customers on a consistent basis.
Another fact that you must come to grips with is that the real estate sales business (especially at the volume of sales necessary to be successful and build momentum) is simply too overwhelming for one person to handle all by themselves.
I have personally met several hundred of the very top producing agents in North America, and every single one of them has at least one assistant! When asked what they would do differently if they could start their real estate careers over again, nearly every one said that they would hire assistants sooner!
If you don’t already have a team in place, I am not suggesting that you need to go out immediately and hire a large staff of assistants. What I am saying is that if you are serious about success in real estate sales, you need to have some help. Done properly, having assistants can give you a new lease on life – but approached the wrong way, they can make you miserable!
My system is all about having low stress and the freedom to live your life the way you want. Unfortunately, most people never get to that point because they don’t know how to manage money and constantly make poor financial decisions.
That’s where Principle Five comes in.
It’s no secret that one of the biggest causes of stress and anxiety is MONEY (or more specifically, the lack of money). I believe that having money is a good thing! It can give you confidence, security, and allow you to be more relaxed. Did you know that only about 10% of all Americans are financially secure when they reach retirement age?
THAT’S SCARY! Most are dependent on family or friends for support, or simply live a meager existence… literally waiting around to die. I don’t know about you, but I want to live my golden years in style, not sitting around eating noodles and crackers!
Having true wealth is no accident, it is something that you need to consciously work at. It really isn't rocket science. It does take some dedication, but by following a few simple rules, you can enjoy a peace and sense of security that most people never achieve.
If you are living paycheck-to-paycheck or are stressed about money, IT IS TIME TO MAKE SOME CHANGES!! And there is only one person who can make the changes necessary to make your life better…YOU! You must take responsibility for your own future.
All of my success has come from following these five principles. By the way, I keep using the word "success", but what does it really mean?? To me, success means being healthy, having lots of money, low stress, and plenty of free time to have fun! (Or in other words, happy and loving life!)
